As a buyer, it is your obligation to ensure the property you are buying is compliant. It is up to you, the prospective buyer, to identify all building issues pertaining to the property, by undertaking their own pre-purchase and building compliance inspections.
Did you know a standard building inspection WILL NOT be looking for any unapproved building works including DIY (Do it yourself) on the property. Are you aware that after settlement you, the new owner become the owners of all non-compliance defects. There is a strong likely hood that there has been DIY (do it yourself) building works carried out on the property at some stage which will not be compliant or approved by the council. This includes Building Permits, Certifications and Certificates.
